US: SAGA Construction is seeking approval from the Town of Manteo, North Carolina, to amend the size and height restrictions for hotels in the Marshes Light community.
Marshes Light is a planned unit development in downtown Manteo. It includes a mix of condos, single family homes, a marina, as well as lots designated for a boutique hotel, office, and retail space.
SAGA recently took over as the developer of Marshes Light, and received a Conditional Use Permit (CUP) to build a three-storey, 60-room “boutique inn.”
SAGA has now requested to exempt hotels from the 20,000 square-foot limit placed on commercial buildings.
It is also seeking a 44-foot height allowance for hotels, compared to the 36-foot height limit now in place for other commercial structures.
Sumit Gupta, CEO at SAGA, addressed the Manteo Board of Commissioners on October 2, stating “we want to do a nice boutique hotel there,” but noted that when planning the structure, designers arrived at a square footage total of just about 24,000. “That’s spread over three storeys – my purpose was not to get more rooms, but to make the rooms nicer.”
Town manager, James Ayers, explained that the request is to “provide daylight and transparency to this issue, as there has been significant community interest in this topic,” before being put to the planning board.
The Manteo Planning Board will take up the issue at its next meeting, October 8 2019. The board of commissioners also set a public hearing on the amendment request for its December 4 meeting.
