US developer to debut with California boutique hotel

US: Grifka Group has started construction on the 49-key West End Hotel in Culver City, California.

Company founder Leo Grifka left HQ Creative Office earlier this year to start his own development firm, Grifka Group. The 30-year-old developer’s first project is a 19,000-square-foot, $20 million adaptive reuse of the 1927 West End Hotel at 3927 Van Buren Place.

Grifka Group acquired the derelict hotel in December 2016 for $8.25 million.

His firm began construction on the landmarked building earlier this month – keeping its original frame, but gutting the rest. The project is scheduled to open by September 2018, with a full bar, designer bathrooms, a restaurant and a commercial kitchen. Select rooms come with courtyards.

Architects Shubin Donaldson designed the hotel.

Grifka is focused on adaptive reuse projects: “I’m sort of asset class agnostic. We’re going to be doing opportunistic development, which could be hotel, apartment, creative office, anything, as long as it makes sense.”
